Late check-outs are subject to availability and may incur a fee.A valid ID and credit card are required at check-in.
Cancellations
Cancellations made before arrival incur no penalty.
Cancellations made after arrival incur the first full-night’s charge.
No-shows are charged the full reservation amount.
Parking
Complimentary parking is provided for registered guests only.
Please park in designated spaces to ensure access for all guests.
Note: Parking area currently also contains some vehicles/items for sale due to purging/cleaning in progress.
House Rules
For your safety, please keep exterior doors closed at all times.
The inn is not responsible for lost or stolen items.
Tampering with fire alarms, smoke detectors, or other safety equipment is strictly prohibited
House Rules
Quiet Hours: 10:00 PM - 8:00 AM to maintain a peaceful atmosphere for all guests.
Occupancy: each room has a maximum occupancy. Additional guests must be approved prior to arrival.
Temperature control upstairs is shared between all rooms. Air conditioning can be set to range between 74 degrees and 76 degrees. If you are a person who typically gets “hot” you will not be comfortable in this temperature range.
Visitors: Registered guests only unless approved by management.
Outside service providers are not allowed to provide services inside the property. There are several spas in Historic Downtown Kissimmee that provide exceptional massage, hair styling and other services. Please ask for a recommendation.
Mattresses in the Steel Horse Room and Dancing Horse room are called “Select-Comfort” and are adjustable in terms of firmness. Individuals who weigh in excess of 280 pounds may not be comfortable on this type of bed. 95% of our guests love them.
Breakfast & Amenities
Breakfast is served at 8:30 a.m. or as early as 6:30 a.m. Please indicate your choice on the check-in form.
Breakfast is Chef’s choice – typically hot American Breakfast. If you have food allergies or preferences (e.g. French toast, or “no meats” or “vegan”) please let us know prior to your arrival.
Pet Policy (for Guests Traveling with Pets)
We have baggies for your use near the front door.
Please dispose in the outside trash can by the parking lot.
Dogs are not permitted to be left alone in their rooms, since they can get sad and cry without their owners.
Please keep your dog on a leash while in common area and please advise us of any “accidents” that occur in the house so that we can clean.
